Construction on the first phase of the Granary at Draper Farm development is set to get underway later this spring after the Milton Planning and Zoning Commission approved the final site plan at its March 19 meeting.
This phase, the first of 10, calls for 175 residential units on the northwest corner of the property, located on Sand Hill Road. The Granary is planned for 1,350 units built over a 20-year period.
Engineer Zac Crouch said the Granary has received approvals from state and county agencies, as well as wastewater management approval from Artesian.
The only questions left from the commission were regarding the interior roads, which Chair Richard Trask said were quite narrow to accommodate parking on both sides. Crouch said the smaller interior streets will have parking on one side of the street, while the larger, main service roads will have parking on both sides.
The entire process of bringing the Granary from concept to actual construction has gone on for nearly three years. The plan for the 450-acre parcel off Sand Hill Road was first brought before the town in July 2021, with an application to annex the parcel into town. The annexation was given final approval in May 2022. The master plan for the project, which is zoned R-2 residential with a large-parcel development overlay, was approved in October 2022. Preliminary site-plan approval for Phase 1 came in August.
