SHOULD I GET A HOME INSPECTION BEFORE I PUT MY HOUSE ON THE MARKET?
Having a home inspection completed prior to listing your home is very case specific but is often a good idea for peace of mind. The last thing you want is to have a buyer (or multiple buyers) give you a great price just to renegotiate based on home inspection results or worse, have a buyer walk away. Even when you are diligent about maintenance, surprises happen and can make for stressful moments during the contract period.
I had a client several years ago who had totally renovated their home. It was beautiful and we had multiple offers on the property before that was common in this area. During the home inspection, the crawl space was found to be in disrepair, with joist damage and high moisture. My clients were surprised! Early in owning the property they had the crawl space encapsulated and took maintenance seriously. When a new company came to review the issues, they found that the encapsulation had not been done properly. The stress was on! The buyers walked away even when my clients fully remediated the issue. We were fortunate that another buyer saw this as a great opportunity to have a second chance to purchase the home.
